Documentation Checklist
Information on the property - Purchases only:
Signed purchase agreement
If you already own a home and are selling your current home, copy of the listing
If you have already sold your home, copy of the settlement statement (HUD-1)
Check for the appraisal
Information on the property - Refinances:
Copy of title work
Copy of the survey
Check for the appraisal (this can sometimes be included in the proceeds of the loan)
Income & Assets:
Pay stubs covering the most recent 30 day period
W2’s for last two years for each employment
Statements for bank accounts, all accounts and pages, mutual fund, and/or investment accounts for the last three months
If there have been any large deposits into your accounts the following will be needed:
Explanation and source of deposit
If the deposit was a gift
A signed gift letter (we can supply a blank gift letter)
Copy of the gift check
Copy of the deposit receipt
If Self Employed:
Tax returns for the last two years (with all schedules)
Year to date profit and loss statement prepared by an accountant
If you own more than 25% of a business:
Corporate or partnership tax returns
If you own investment/rental property:
Tax returns for last two years showing rental properties on schedule E and current rental agreements
If you are retired:
Most recent pension award letter
If you receive social security:
Most recent social security award letter
Child support:
Copy of divorce decree, or court order (if available)
Proof that child support has been received for last 12 months
Debts:
Explanation of any derogatory accounts, including:
Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens may be required
Bankruptcy filed in last seven years, complete copy of your bankruptcy papers
VA Loans:
If in active duty:
Certificate of eligibility
Statement of service letter
Separated from service:
DD214
Certificate of eligibility
Most recent retirement award letter (if applicable)
VA disability award statement (if applicable)
